* The rent of land with infrastructure at the industrial zones
I. The industrial zones in Nhon Hoi Economic Zone.
For infrastructure investment projects in Nhon Hoi IZ (A, B, C) are exempt of 100% of raw land rent during the project life cycle as prescribed, the rent frame for sub-lease of land attached to the IZ infrastructure does not include the rent of raw land.
- Rent of land with infrastructure:
From USD 16 ~ 18 /m2/50 years. 50% of the total rent will be collected in the first year. The remaining amount of rent will be collected in the next 5 years (10% of the total rent each year).
- The maximum period of land lease shall be
70 years from 2006 for IZ A,
50 years from 2007 for IZ B and C.
- Fee for infrastructure use:
USD 0,2/m2/year (The fee collection shall be after 5 years from the date of official operation of the enterprises and shall be made annually).
- Water supply for production: 2014
VND 8,900/m3; 2015:
VND 9,100/m3
- Fee for wastewater treatment in the IZs: from
VND 5,813 /m3 to
VND 13,627/m3
- Power prices: According to the general framework specified by the Prime Minister.
II. Phu Tai and Long My Industrial Zones.
- Rent of raw land: The IZ Infrastructure investors shall collect rent from secondary investors and remitted to the provincial budget. The rent shall be decided by the PPC for each period with a stability period of about 5 years and shall be collected annually. Currently:
- Rent of infrastructure:
USD 0.3/m2/year. 50% of rent shall be paid up front. The remaining amount shall be paid within 3 years.
- The maximum time limit for land lease will be up to the year of
2048
- The fee for maintenance of infrastructure has not been applied.
- Water supply: 2014
VND 8,900/m3; 2015:
VND 9,100/m3
- Fee for wastewater treatment in the IZs: from
VND 2,800 /m3 to
VND 6,900/m3
- Power prices: According to the general framework specified by the Prime Minister.
III. Nhon Hoa Industrial Zone
- Rent of raw land:
USD 2,500/m2/year. This rent is set until Jul 2014 and will be adjusted after that. Currently, the infrastructure investor has not been able to collect the rent from secondary enterprises because the period for exemption of raw land rent has not expired yet (11 years from Mar 27, 2009).
- Rent of infrastructure:
USD 20/m2/50 years. 50% of the total rent will be collected in the first year. The remaining amount of rent will be collected in the next 5 years (10% of the total rent each year).
- The maximum time limit for land lease will be up to the year of
2059
- Fee for infrastructure maintenance:
VND 0,15 /m2/year. The collection of the fee will be from the 5th year from the date of handover the site for the implementation of secondary projects.
- Water supply for domestic use:
VND 7,800/m3; raw water:
VND 4,800/m3
- Fee for wastewater treatment in the IZ: from
VND 3,100 /m3 to
VND 10,100/m3
- Power prices: According to the general framework specified by the Prime Minister.
* The land rent for the functional areas in Nhon Hoi Economic Zone prescribed by the government
I. The non-tariff area.
For infrastructure investment projects in the non-tariff area are exempt of 100% of raw land during the project life cycle, the rent frame for sub-lease of land with infrastructure does not include the rent of raw land. Currently, site leveling is being conducted and the infrastructure investor is building the land rents for the non-tariff area associated with infrastructure and the fee for infrastructure maintenance as prescribed.
II. Nhon Hoi integrated port
This project is exempt of raw land rent during construction and 15 years from the date of putting into operation. Calling for investments is being implemented. Land rent specified in the list of land prices for calculation of land rents or fees of land use for some areas of Nhon Hoi Economic Zone (as attached)
